When I buy a mobile home on one of your campsites, do I own the land?
You own the mobile home and are the tenant of the pitch.
As part of this pitch rental, what is the amount of the charges? And what do they include?
The amount of the rent varies depending on the campsite. It includes your water and electricity consumption (30m3 and 1000Kwh) as well as access to all the site’s facilities for you and 6 beneficiary families.
It depends on the geographical location, the facilities, the services offered, and the opening dates of each campsite.
Is my rent likely to increase every year?
Yes, like all rents in France, but unlike our competitors, your rent is capped at a 2.5% annual increase, except in the case of inflation exceeding 3.5% or major investment work on our facilities aimed at upgrading the campsite.
Therefore, you cannot be subject to any “arbitrary” increase; everything is clearly stated in our pitch rental agreement.
CONTRACTUAL COMMITMENTS
What is the duration of your contract?
Our pitch rental agreement aligns with the latest recommendations from the French National Federation of Outdoor Hospitality (FNHPA). It is an annual contract including a priority right to renew your pitch rental agreement for 8 years.
What are the advantages if I sign a contract with Homair Sweet Mobil-home?
To secure you for the long term, we offer you a FREE priority right to renew your pitch rental agreement.
This priority right to renewal commits us to offering you the renewal of your pitch rental agreement every year for 8 years.
Furthermore, to guarantee you complete freedom, you can terminate our lease at any time by simple registered letter with acknowledgment of receipt.
How long can I stay at a Homair Sweet Mobil-home campsite?
As long as you wish, without limitation, provided you pay your annual rent, respect your contractual obligations, the campsite’s internal regulations, and your mobile home is not dilapidated according to current regulations and the signed pitch rental agreement.
Do you oblige me to change mobile home after a few years?
With us, there is no obligation to change mobile home if it is not dilapidated according to current regulations and your pitch rental agreement.
ACCESS AND USE
Can I access my mobile home all year round?
No. As required by law, our campsites have an annual closing period, which we use to preserve the quality of our facilities and make improvements each year.
However, our very broad opening dates (7 to 10 months depending on the region) allow resident owners maximum use of their property.
Can I rent out my mobile home?
Yes, either through us or by your own means. Different options are available to you to reduce all or part of your annual charges.

Can I resell my mobile home?
Yes, reselling your mobile home is possible. Several resale solutions are offered to our residents.
PURCHASE AND FINANCING
Does my mobile home increase in value over time?
No. Unlike real estate, a mobile home is not intended to generate capital gains.
Is it possible to recover VAT on the purchase of my mobile home and my pitch rent?
Yes. By opting for the LMNP(1) (Non-Professional Furnished Lessor) status, you can recover the full 20% VAT on the purchase price of your mobile home as well as 10% VAT on your pitch rent.
By purchasing a mobile home on one of our campsites, you will save(1) 20% on the acquisition price and 10% on the amount of your annual rent.

Do you offer financing?
Yes, we can offer a financing plan if you wish, subject to acceptance of your application by the lending institution.

What is the duration of financing for a mobile home?
The maximum loan term is 144 months, or 12 years, subject to acceptance of your application by the lending institution.
